LeaseDecoded does one thing: we read Queensland residential leases and tell you, in plain English, what they actually say — which clauses are unusual, which may be inconsistent with published RTA guidance, and what to ask your agent before you sign. One document type, one state, done carefully.
Why we exist
Most renters sign a 15–30 page lease after skimming it for five minutes, because the alternative is reading dense legal language under time pressure while three other applicants wait behind them. Queensland's tenancy rules also changed significantly in September 2024 and again in May 2025 — and plenty of leases in circulation still contain wording that differs from current RTA guidance. We built LeaseDecoded so that for $29 and 24 hours, you know what you're signing and where to verify it.
How a check actually works
Your lease is compared clause-by-clause against our QLD rules baseline — a dated, version-numbered summary of published guidance from the Residential Tenancies Authority (currently v1.1, reviewed July 2026), with a link to the official RTA source for every rule. Every potential flag must be matched to the exact words in your document: no match, no flag. Then a person re-checks every finding against your lease and the cited RTA source before the report is sent. Findings that can't be supported are deleted, not softened.
Who checks your lease
LeaseDecoded is an independent Brisbane-based service founded by Sneha. I rented in Queensland for six years — three different properties between 2015 and 2021 as my family grew — and signed every one of those leases the way most people do: quickly, under pressure, hoping nothing in the fine print would bite later. Queensland's rental rules have changed twice since then, and many leases in circulation still carry wording that differs from current RTA guidance. I'm a software developer by profession — not a lawyer or tenancy professional, and I don't pretend to be. What I offer is careful document reading matched to official published sources: a version-controlled baseline of published RTA guidance, every finding matched to the exact words of your lease and linked to its RTA source, and a personal re-check before anything is sent.
What we are — and aren't
We provide general information about what your document says, compared against published RTA guidance, with the official sources for you to verify. We are not a law firm, our reviewer is not a legal practitioner, and a report is not legal advice about your circumstances. For anything serious, our reports point you to the people who can act: Tenants Queensland (1300 744 263) and the Residential Tenancies Authority (1300 366 311).
Our promises
Every flag quotes your lease and links to its RTA source. Every check states the baseline version it used. A person re-checks before delivery.
